This title search is a search from the last deed filed of record through the current certification date of the county.

This report includes:

  • Legal description searched, taken from what is filed of record.
  • Vesting Deed. (Additional deeds may be shown in cases of a related conveyance or bank-owned foreclosure.)
  • Open voluntary and involuntary liens and associated instruments filed on the subject property.
  • Ten-year search of owner names for unreleased state and federal tax liens, child support liens, and abstracts of judgments in the county searched.
  • Five-year search for pending bankruptcies filed in the state where the property is located.
  • Five-year search for pending civil cases that may affect the subject property; only a docket sheet will be provided. If records are not able to be searched, this will be noted.
  • Search of the probate and divorce records; only a docket sheet will be provided. If records are not able to be searched, this will be noted.
  • Report is delivered as a single PDF with hyperlinked document copies.
